Four new occupiers announced at McLellan Works

Major credit reporting agency, architects, speciality coffee chain and poster retailer latest to join Glasgow’s most stylish office space

Bywater Properties has ended a successful 2021 at McLellan Works by completing agreements with four new occupiers for their mixed use building in central Glasgow.

Black Sheep Coffee will open in the large unit on the corner of Sauchiehall Street and Rose Street in early 2022 and independent poster retailer, On a Wall Near You will open in a circa 600 sq. ft unit next door to the main entrance to the McLellan Works office spaces in December 2021.

In addition, new leases have been agreed with Experian for circa 5,000 sq. ft of office space on the third floor of the building and Oberlanders Architects for a circa 750 sq. ft suite on the first floor. Both suites form part of the refurbishment project that Bywater completed in early 2021 and follow a wave of successful lettings achieved during this year.

Gabriel Shohet, co-founder at Black Sheep Coffee said:

“We are pleased to take possession of our new site at McLellan Works. The people of Glasgow have spoken loud and clear: ’enough is enough‘ they said. ’We deserve better coffee; we deserve latte art on every cup and we’re tired of this 100% Arabica nonsense.’ So, we listened and partnered with Bywater to serve iconic coffee in an iconic building.”

Clemence Anderson who is the owner of On a Wall Near You commented:

“I am delighted that we have secured a new city centre site in my home town to complement our pop-up site which opened earlier in the year. We see McLellan Works as a great location for us, with Glasgow School of Art and McLellan Galleries located on the doorstep.”

Peter Hutton of Canning Vale Property who advised Bywater on both retail deals said:

“It is great to get Black Sheep and On A Wall Near You signed up to the McLellan Works retail line up. Despite there still being uncertainty in the city centre commercial markets we are still seeing strong demand for well positioned and specified product like the opportunities at McLellan Works.”

“We are thrilled to have let the final remaining first floor suite at McLellan Works to Oberlanders Architects and extremely pleased with the third floor letting to Experian, a transformational deal for the building and Sauchiehall Street as an office location.”

Daniel Mead, Head of Asset Management at Bywater, said:

During 2021 four other businesses, Anime Limited, Loud Mouth Media, Heb Homes, and Mental Health Foundation have moved into the McLellan Works’ spaces. On the ground floor beside the building’s main lobby food takeaway Sprigg is about to start serving its much-loved healthy salads, snacks and drinks.
